Advanced systems aeration, coconut fiber, or Presby can be less expensive to install where substantial retaining walls are deemed necessary or in steep slopes areas where the cost could be $5,000.00 or more than a typical level yard septic. Budget $20,000.00 for whole house 2 bedroom sewage or septic incinerator disposal systems which cost 1/3 to 1/2 the operating cost of pumping a permanet holding tank. All type of septic system prices will vary due to site access considerations, the slope of the property, the number of trees to be removed, soil conditions, and pump systems will cost more if necessary, retaining walls can add substantially to the cost if necessary, etc., etc., etc., so do not expect accurate pricing from any contractor until you have a design completed and approved by the local Health Department. The septic approval process varies by Township and County but generally the first step is to complete soil logs on your property to determine the type of soils onsite, the depth to water table and the depth to ledgerock. A boundary and topographic survey will be required to be supplied to the Health Department along with the septic design. Upon completion of the soil logs, an engineering septic design can be completed. The design must be submitted to the local Health Department for approval prior to construction by the septic contractor. The time for approval varies by the Health department, and current backlog of approvals. Timeframe for approvals usually ranges from 1 to 3 weeks. The cost of Civil Engineering (NJ Septic Design) fees for a septic design vary by Township, typically $2,500.00 for most areas without extensive local ordinances, and we will confirm exact design pricing if you contact us and give us your property, information. A copy of your boundary survey forwarded to us would be helpful if you want us to verify specific septic design pricing or alternative septic design ( peat, aeration, etc.) pricing on your property.
The location to neighboring streams or wetlands will affect the location and type of septic design approved. Advanced treatment (peat, aerobic, Cromaglas, Hoot, aerators, drip systems/irrigation, etc.) is sometimes desired or required to minimize impact on the environment.
