We are very familiar with most Northern and Central NJ health department requirements, and we have completed thousands of septic installations of all types. What is the price for a 2,3,4,5 bedroom septic system? (see below) Replacement of cesspools (grey water and/or black water) with a septic tank and a disposal bed or trenches is now necessary during all Real Estate transactions for residential dwellings. We are currently designing incinerator zero discharge systems in lieu of permanent holding tanks for grey water and blackwater. What is the most cost effective way to repair your septic system?...Call us, we can help setting up the soil logs with the Health Department and excavator, completing the engineering design and laboratory testing, providing inspection services during the intallation, and completion of the As-Built and certificate of compliance when completed.

Pool Design Careaga Engineering will be your advocate during the approval process, and will inspect and certify the septic septic system installation upon completion, including a budget for replacement cost after completion of soil logs. We can arrange for the lowest pricing from qualified septic installers in your area if you do not know any excavators or need to know the best excavators for your type of project. It is not necessary to build a large mounded septic disposal field if new advanced treatment technology is utilized, and the price will typically be less than a mounded system. Septic fields under parking lots should be aerated to prevent premature failure. We design no mound Alternative Septic Designs and alternative advanced options with no mound designs including aeration and peat systems, and we are a manufacturer's certified for design engineer for various peat and aeration systems including engineering sales, service, and maintenence support for Norweco Singulair alternate treatment technologies sold by north NJ dealer Septic Supplies LLC, whole house including greywater EcoJohn incinerator systems, Puraflow, SeptiTech, Hoot, EcoPod, certified for design various Drip dispersal systems, drip irrigation systems, Septic Remediation and rejuvenation including EcoAire, Terralift, mechanical aeration drainfield techniques. It typically takes 1-2 weeks to obtain approval for the septic system design from the County or Municipal Health Department, or TWA and NJPDES approvals from the NJDEP for large septic installations. Do not wait for a septic inspector to fail your septic installation during a real estate transaction. Have us inspect the system and remediate or recommend a cost effective fix for your septic system before it is too late and a new buyer of the property demands a complete new installation.

With an unsurpassed knowledge of current New Jersey Department of Environmental Protection (NJDEP Chapter 199 7:9a et. seq.) Septic System Regulations (i.e. ISDS - Individual Sewage Disposal Systems), and the local regulations of various Health Departments throughout the State, Jeffrey Careaga and Careaga Engineering take pride in offering their clients an efficient and cost effective approval process. Careaga will help you estimate the cost of the septic tank and field installation given your lot constraints. We will help you to obtain competitive pricing from local qualified contractors if desired. Although prices can vary substantially based on soils conditions, site restrictions, slopes, setbacks to wells (50-100 feet), setback to the house (25 foot setback to basement, 15 ft to crawlspace or slab), property line setback (10 feet), streams and wetlands (50-300 feet!), drainage structures (0-50 feet), pools (20 feet to below grade pools- no setback above ground pools), and site specific Township standards, the average cost for a 2 or 3 bedroom septic system (size of 665 sq ft pump system to 805 square feet gravity system, 1650 SF drip system ) Would you prefer to have an inexpensive no mound septic? Do you want to know the cost for a septic system before you start? Are you concerned about your septic or cesspool passing a test during a real estate transaction? What is the price for a 2,3,4,5 bedroom septic system? The cost for a new septic tank and disposal area in NJ (northern) typically range for 2-3 bedroom: $15,000 to $20,000, and 4 bedroom (size of 865 sq ft pump system to 1050 square feet gravity system, 2145 square feet for a drip system ) typically cost 4 bedroom: $19,000 to $28,000, typical cost for a 5 bedroom: $25,000 to $35,000. A seepage pit tank replacement will usually be $10,000 to $15,000 but is not typically allowed unless no other viable option, and there is adequate soil above the water table. In many cases, to avoid a pump or mound system, installation of new advanced treatment (aeration system) will be less expensive than a standard pump up mound system. Peat Systems are typically more expensive but are best for seasonal or weekend homes. Peat treatment and drip irrigation system prices will vary from $30-35,000.00 for 2-3 bedrooms peat system, to $35,000.00 to 45,000+or more for 4 bedroom systems. Alternative systems can be less expensive to install where substantial retaining walls are deemed necessary or in steep slopes areas where the cost could be $5,000.00 or more than a typical level yard septic. Budget $20,000.00 for whole house 2 bedroom sewage or septic incinerator disposal systems which cost 1/3 to 1/2 the operating cost of pumping a permanet holding tank. All type of septic system prices will vary due to site access considerations, the slope of the property, the number of trees to be removed, soil conditions, and pump systems will cost more if necessary, retaining walls can add substantially to the cost if necessary, etc., etc., etc., so do not expect accurate pricing from any contractor until you have a design completed and approved by the local Health Department. We work closely with our clients to minimize the cost of the installation, and can help obtain competitive pricing from contractors in your area. Alternative advanced treatment septic systems will reduce the height of a mounded system, and may cost less where mounded (shallow rock or water table) systems are necessary. Advanced treatment septic system approval will sometimes require a deed restriction and will require a maintenance contract for the advanced treatment unit. maintenance contract fees will typically run $375.00 to $450.00 per year.

Septic System Engineering Inspections- including hydraulic flow testing, pumping septic tank for septic tank inspection and cleaning to evaluate septic tank problems, uncovering D-box (distribution box ) for inspection and evaluation of water level in the disposal bed area, closed circuit digital (sewer )camera inspection of piping and tank without digging ( under parking lots ), septic inspector evaluation of septic tank capacity and permeability, supply of cost of a septic system or setic tank replacement, evaluation of septic additives and septic bacteria and clogged biomat thickness, drainfield restoration and rehabilitation, evaluation of remedial work including septic tank aerators, NJDEP TWA approvals, long term Eco Aire septic field restoration, terra-lift ( terralift ) short term options, septic tank maintenance procedures and recommendations, alternative and advanced treatment technologies including Norweco Singular Air aerobic treatment, Cromaglas, peat systems, NJDEP septic inspection guidelines, septic contractor recommendations, septic restoration, septic tank aerators, septic field solution, repair septic field, septic tank problems, septic tank maintenance, septic service, septic restoration systems, cesspool replacement, seepage pit restoration, disposal field restoration, septic approval, aeration systems, aeration method for aerobic bacteria, correct anaerobic bacteria biomat problems, leach field failure, septic tank pumping, septic operation and maintenance, failing drainfields, leach filed failure, drain field rehabilitation and repair, leaching field repair, mechanical aeration to break up biomat. The septic approval process varies by Township and County but generally the first step is to complete soil logs on your property to determine the type of soils onsite, the depth to water table and the depth to ledgerock. A boundary and topographic survey will be required to be supplied to the Health Department along with the septic design. Upon completion of the soil logs, an engineering septic design can be completed. The design must be submitted to the local Health Department for approval prior to construction by the septic contractor. The time for approval varies by the Health department, and current backlog of approvals. Timeframe for approvals usually ranges from 1 to 3 weeks. Our office will help coordinate and expedite all of the phases of the design and approval process.

The cost of Civil Engineering (NJ Septic Design) fees for a septic design vary by Township, typically $2,500.00 for most areas without extensive local ordinances, and we will confirm exact design pricing if you contact us and give us your property, information. A copy of your boundary survey forwarded to us would be helpful if you want us to verify specific septic design pricing or alternative septic design ( peat, aeration, etc.) pricing on your property.

Pool Design The location to neighboring streams or wetlands will affect the location and type of septic design approved. Advanced treatment (peat, aerobic, Cromaglas, Hoot, aerators, drip systems/irrigation, etc.) is sometimes desired or required to minimize impact on the environment. Our office is very familiar with the requirements for wetlands (GP 25) approvals and Flood Hazard Area ( FHA )approvals for septic alterations if deemed necessary.
